Renters’ Rights Act 2026: A Bristol Landlord’s Guide to the Tenant Information Sheet

From 1 May 2026, the Renters’ Rights Act 2025 comes into force, the government has published an official information sheet that landlords are required to share with their tenants. Every private landlord with an assured or assured shorthold tenancy needs to do this.

What is the information sheet?

It’s a four-page document produced by the Ministry of Housing, Communities & Local Government. It explains to tenants, in plain English, how the new Act affects their tenancy. It’s the government’s way of making sure your tenants know their new rights.  Without you having to draw up a new tenancy. 

What does it cover?

The Renters’ Rights Act changes it includes are:

  • No more fixed terms. From 1 May, all tenancies automatically become rolling (periodic) tenancies. Fixed end dates no longer apply.
  • No more Section 21. Your ability to evict without a reason ends on 1 May. You’ll need a legal ground for possession going forward.
  • Rent increases. Rent review clauses in existing agreements become void. You’ll need to follow the Section 13 process — once per year, two months’ written notice, no higher than market rate.
  • Pets. Tenants gain the right to request a pet, which you can’t unreasonably refuse.
  • Tenant notice. Tenants must give at least two months’ written notice to end a tenancy.

Why does it matter?

Because the rules apply automatically, even if your tenancy agreement says otherwise. Staying compliant protects you and keeps the relationship with your tenant on solid ground.

When and how does it need to be sent?

The information sheet needs to reach tenants on or before 31 May 2026. If your tenant has no written tenancy agreement or record of terms, this deadline is especially important. Send it by email (keep a read receipt or confirmation), post, or hand delivery, and keep a record that it has been sent.
